Property Condition Assessments (PCA)
A Property Condition Assessment (PCA) is a comprehensive inspection and evaluation of the physical condition of a property, typically conducted prior to a real estate transaction or as part of the due diligence process. The purpose of a PCA is to identify any existing or potential deficiencies, maintenance issues, or other concerns related to the property’s structural, mechanical, electrical, plumbing, and other systems.
Once the property inspection, interviews, and research are completed, a detailed report is generated discussing building systems and components. Within the report, Immediate Repairs and Replacement Reserves are produced to help the client understand how the condition of the property will impact its financial performance.
Our PCAs follow the standards set forth by the American Society for Testing and Materials (ASTM) in their Standard E2018-15.
